Holiday Décor For Less


The holiday season is here. Decorating magazines and store fronts are filled with beautiful wreaths, themed pillows and festive decorations, but this can be expensive. Decking the halls doesn’t have to cost a fortune. Add some freshness to your home this season with these inexpensive ideas.

 DIY Ornament Wreath – Find some inexpensive ornaments and use your hot glue gun to attach to a wreath shape.  Fresh Greenery – Extra cuttings from the tree or even an evergreen in your yard adds charm to your front door, table or mantle.

 Candles – Real or fake, candles create ambiance throughout the home. Use silver or white candle sticks and holders to contrast with fresh greens for a modern look.

 Candy Canes – Fill jars or glassware with multi-colored candy canes and leave on coffee tables and dressers.

 Wrap Your Gifts Early – Nestle wrapped presents under the tree or in piles in corners. Use festive, colorful paper to add to the charm of the room.

 Holiday Pillows – Discount stores offer inexpensive holiday pillows to through on sofas, beds and chairs.

 Fairy Lights – Adding battery powered light strands to wreaths, tucked in greens and trimmings and clear bowls filled with ornaments can add a sparkle to the room.


These are just a few tips for decorating your home this year for less money, and have fun doing it.

Selling During The Holidays

The Holiday Season has arrived and many home sellers are concerned it’s the wrong time to list their homes. The truth is that the holidays can be a great time to sell your home. Not only does your home look more beautiful dressed up for the holidays, but buyers are often more emotionally tied to the home because of it. There is no need to wait for the hectic New Year selling season to list.

There are benefits to selling now!

 Lower Inventory – Typically there are fewer homes on the market; fewer homes means less competition.

 Serious Buyers – Buyers during the holidays tend to be more serious than at other times of the year. Moving is not fun anytime of the year, but the holidays are particularly hard, so buyers willing to do this are serious about moving.

 Interest Rates are Still Low – No one knows what’s coming in the New Year, but for now, Interest Rates are still traditionally low.

The Holiday Selling Season is here. Home sellers can capitalize on the slower pace, smaller inventory and serious buyers by listing now. Deck the halls and offer a warm, cozy home to potential buyers and take advantage of the season for selling your home now.

Buying a Foreclosure – Pros and Cons

About 10 years ago it seemed that almost every home listing was either a short sale or foreclosure. Fortunately, the US housing market has recovered and these distressed properties are less common. Still, there are foreclosures or REO (real estate owned) homes for sale and buyers who are searching for bargains tend to be drawn to them. But are they really as good a deal as they seem? Before writing that offer, consider the pros and cons of buying a foreclosure. 



• The biggest pro is that they are cheaper, typically about 5-7% cheaper. Banks do not want to hold onto property they’ve been forced to take back. They want them sold and price them aggressively to get offers, normally multiple offers.

• The bank is impersonal. When negotiating, a bank will only consider the dollar and cents of the deal; they are not emotionally involved.


• The biggest cons is the condition of the home. The previous sellers clearly were in some kind of financial distress and chances are good there is deferred maintenance or other problem with the home.

• The bank is impersonal. This can work against you as well. The bank does not care who buys the home and will not be swayed with emotional appeals. 


Buying a foreclosure can be a real deal or a real dud. Consider the pros and cons carefully before investing in a foreclosure.

What are Contingencies on a Contract?



Contingencies are commonplace in contracts of all kinds. A contingency allows for one party or another to legally back out of a contract in the event of some specific condition occurring. They are protection against the unknown.

In real estate, there can be contingencies inserted for either buyer or seller or both. These take many different forms and until removed in writing, either party may change their minds based on the result of the contingent event or issue.

Some examples of home buyer contingencies:

• Home inspections – condition of the home

• Specialty inspections – mold, geological, roof inspections

• Code Violations – an investigation into improvements made without permits

• Lender appraisal – ensures the offered price is not too high

• Sale of current home – allows the buyer to back out if they cannot sell their current home in specific time frame

• Final loan approval – loan is ready for signature and close

• HOA CC&Rs – review of documents to ensure rules and regulations do not infringe on enjoyment of property

• Insurability – home owner’s insurance available at a reasonable rate

Home sellers can also have contingencies included as well, such as one which states the sale is contingent on finding a replacement home. Contingencies are a fact of contract law. In real estate, they ensure that the offer is concluded as expected.

Tips for Buying a House in the Fall



Surprisingly, fall is a great time to buy a home. There are still homes on the market which did not sell during the summer months, some at deep discounts. There are also homes newly listed by sellers trying to beat the slower winter months. At the same time, there are fewer buyers out searching, which makes it the perfect time to buy a home.

• Fall home buyers should be ready to move when they find the right home and at the right price. Get prequalified so that you can jump at the right opportunity.

• Notice the imperfections. With windy or rainy weather, homes can show their scars. Look for evidence of water intrusion and evaluate the yard debris with the falling leaves. Look at gutters and ceilings for both.

• Visit the local school. With school in session, this is a good time to visit and ask questions from teachers and administrators.

• Wait for winter if necessary. Buyers all but evaporate in the winter months, so while the competition seems low in the fall, wait for the right home to come along, even if it’s in January.

Buying a home this fall is exciting. By using the season to its advantage, home buyers can get a great deal.
